Commercial Mortgage

A commercial mortgage is typically secured on a commercial property for a trading business, this can range from a dental practice looking to expand their business to an off-licence management buyout.

Whilst exploring your options based on your requirements, we will make you aware of various methods in which you can purchase the property. In some cases, it may be advantageous for you to purchase the property within a separate entity to your trading business. When and if you sell your business, you may still want to own the property as an investment and let it out.

Bridging & Development Finance

Bridging finance is a form of short-term borrowing, historically it was used to bridge the gap between sale and purchase allowing you to buy your onward purchase before completing on your sale. In more recent times, bridging finance can be used for a range of reasons from purchasing properties that are un-mortgageable to raising capital as a cross collateralisation. Whatever the reason we will assess the deal and your circumstance to advice on what is best suited to meet your requirements.

Development Finance is funding secured against a property towards the development, for example you may have purchased a property in need of modernisation or even conversion to an alternative use. Development finance will allow you to complete the work before you either sell or refinance on to a term loan. Upon consulting with you we will make recommendations and structure finance in the most appropriate and cost-effective way.

Invoice & Asset Finance

Invoice finance is when the lender uses an unpaid invoice as security for funding, giving you access to capital quicker allowing you to operate and grow your business with momentum. Funding will typically be a percentage of the invoice amount; this is subject to criteria and underwriting. In some cases, you may be able to access funds within 24 hours of an invoice being produced.

Asset finance typically leverages the value of assets such as vehicles, buildings and equipment. The use of asset finance means you don’t have to park large sums of money in to the asset and can leverage against it to stay more liquid and grow your business. There a range of uses for asset finance, this can be from IT systems all the way through to specialist caring equipment for a care home.
